The Landing Pad Playbook — First 4 Weeks
Book temporary housing for weeks 1–4 from India, so you land with a bed, a network, and zero pressure to sign a bad lease.
The one rule
Book only weeks 1–4 from India. Never sign a long-term lease sight-unseen. Photos lie, blocks vary wildly (see the Housing guide), and remote “landlords” who want deposits before a viewing are frequently scammers. Your first month is for viewing long-term places in person.

Co-living rates: Coliving.com SF (average ~$1,328/month, range ~$876–1,918), Hive Coliving, 20mish. Hotel floor: Travelocity. Airbnb: check monthly stays with your dates — the monthly discount (often 20–40%) only shows on 28+ day searches.
The recommended strategy
Land in a co-living or hacker house. For a solo founder this beats a private Airbnb even if money is no issue:
- Network on day 1. Housemates are founders and engineers. Your first intros, event invites, and co-founder leads come from the kitchen.
- Month-to-month flexibility. You can extend if apartment hunting runs long, or leave fast if you find a place in week 2.
- Cash preserved. ~$1,300–1,900 all-in vs $4,000+ for an Airbnb — that difference is a month of runway.
The SF hacker-house scene has exploded with the AI boom — startups and communities are running houses everywhere from SoMa lofts to mansions (SF Standard, Urbanests overview). Options to research: Accelr8 (founder-focused, runs open houses on Luma), Foundry (founder residency with dinners and demo days), Hive, 20mish, 908 Coliving. Some founder houses have an application/vibe-check — apply 2–4 weeks before flying. Rates and availability change fast — confirm current pricing directly (needs verification per house).
Weeks 2–4: hunt in person. View long-term apartments (see Housing guide), walk neighborhoods at night, and make your decision with your own eyes.
Join the channels before you fly
- DirectorySF — directory of housemates, sublets, and co-living communities in SF tech. List yourself as “looking”; house organizers browse it. Invite-based — ask anyone in SF tech.
- Facebook: search “San Francisco Housing, Rooms, Apartments, Sublets” — the big group has constant sublet flow.
- WhatsApp/Slack: ask your accelerator, alumni network (IIT/BITS/etc.), and Twitter/X mutuals for Bay Area founder housing groups — most are invite-only WhatsApp groups; one warm intro gets you in. Post your dates + budget before landing.
- Craigslist sublets — still real inventory, highest scam density. Only for in-person viewings after you land.
Do this now
- ☐ Book weeks 1–4 only: apply to 2–3 co-livings/hacker houses today, Airbnb as backup
- ☐ List yourself on DirectorySF and join the SF housing Facebook group
- ☐ Ask two Bay Area contacts to add you to founder WhatsApp housing groups
- ☐ Set up saved searches (Zumper/Zillow/Craigslist) now so you learn real prices before landing
- ☐ Line up 3–5 long-term viewings for week 2, booked from India, toured in person
Nobody tells you
- Hacker houses are the new networking hack: a month at one front-loads six months of cold outreach. Even founders with money choose them for the deal flow, not the price.
- Airbnb’s monthly price only appears when you search 28+ nights — the same unit can be 30% cheaper monthly than its nightly rate implies. Also check the host’s cancellation policy: monthly stays often have stricter terms.
- Sublets from departing tech workers (found via DirectorySF/FB) are the arbitrage: rent-controlled units at below-market rates, furnished, with a tenant who just wants a smooth handoff — and sometimes a lease-takeover option.
